1. About these terms

These terms and conditions ("Terms") govern your use of this website (restoni.com) and the enquiry and booking-request services offered by Restoni Residencies ("Restoni", "we", "us", "our"), a holiday-rental management company offering apartments and villas across Greece. By using the website or submitting an enquiry, you agree to these Terms.

2. Enquiries and booking requests

The forms on this website let you send us an enquiry or a booking request. Submitting a request does not create a confirmed reservation and does not oblige either party. It is an invitation for us to check availability and respond to you with details and next steps.

3. How a booking is confirmed

A reservation is only confirmed once we have checked availability, agreed the dates, price and conditions with you in writing, and you have completed the booking and any required payment through our third-party booking platform (Lodgify) or another method we specify. The specific terms shown at the time of booking — including the cancellation policy for that property — form part of your contract.

4. Prices, payment and deposits

Prices are shown per property and may vary by season, length of stay, number of guests and availability. Prices, offers and availability may change until a booking is confirmed. Payment terms, deposits and any security deposit are set out at the time of booking. A booking is not secured until the required payment has been received.

5. Cancellations, changes and refunds

Each property has its own cancellation policy, which is shown to you before you confirm and book. Any refund depends on that policy and on how far in advance you cancel. Requests to change dates are subject to availability and to the applicable policy. We recommend that all guests take out suitable travel insurance.

6. Guest responsibilities and house rules

When you stay in one of our properties you agree to:

provide accurate guest details and not exceed the maximum number of guests stated for the property;
treat the property and its contents with care and respect the neighbours and local rules;
not use the property for events, parties or commercial purposes without our prior written consent;
comply with any house rules and check-in / check-out times provided to you.

7. Check-in, check-out and security deposit

Check-in and check-out times are confirmed with your booking. A refundable security deposit may be required to cover any damage or extra cleaning; where taken, it is returned after your stay subject to inspection of the property. You are responsible for any loss or damage caused during your stay beyond normal wear and tear.

8. Property descriptions and changes

We take care to describe each property accurately, including amenities and photographs. However, minor differences may occur and details may change. In the rare event that a booked property becomes unavailable (for example due to damage or a maintenance issue), we will offer you a comparable alternative where possible, or a refund of sums paid for that booking.

9. Liability

To the extent permitted by law, we are not liable for indirect or consequential loss, or for matters outside our reasonable control. Nothing in these Terms limits liability that cannot be limited by law, including liability for death or personal injury caused by negligence. Some properties are managed on behalf of their owners; your stay may also be subject to the owner's reasonable conditions, which we will pass on to you.

10. Events beyond our control (force majeure)

We are not responsible for failure or delay in performing our obligations caused by events beyond our reasonable control, including natural disasters, extreme weather, strikes, government measures, utility failures or similar events.

11. Complaints

If something is not right during your stay, please tell us as soon as possible so we can try to resolve it while you are still there. You can reach us at contact@restoni.com or on the telephone numbers below.

12. Governing law

Unless otherwise required by mandatory law, these Terms and any dispute arising from them are governed by the laws of England and Wales, without prejudice to any consumer-protection rights you may have in your country of residence.
